Selling your home
From October 2008, there has been a legal requirement to supply an Energy Performance Certificate (EPC) whenever a property is built, sold or rented out. The aim is to improve the energy efficiency of buildings. Owners of commercial buildings are also required to provide an EPC when the property is sold or let. Our firm can carry out the EPC with an accredited energy assessor for a £60.00 fee. If the property is out of the area then this fee may increase slightly. Please contact us as soon as you are thinking about selling or renting your property and we can put in hand the necessary arrangements.
If we have prepared the EPC, we will supply a copy to the buyer's solicitors. We will prepare a Contract that provides full details of the transaction including the parties, the property and the price. We will ask you to complete a Property Information Form and Fittings and Contents List and obtain any additional information to ensure that the transaction proceeds smoothly. When both parties are ready to proceed, contracts will be exchanged and a completion date agreed. We will arrange for your mortgage (if any) to be paid off and to settle the estate agents account. We will then account to you for the balance on the day of completion.
Buying your home
Once your offer to buy a property has been accepted we will examine the Contract papers. There may be additional searches that are required, for example an Environmental, Chancel or Mining Search. We may also wish to raise further enquiries. Once we have a mortgage offer (if necessary) and are satisfied with all the information provided we will advise you to proceed to exchange of contracts and completion. We will prepare the necessary documentation to transfer the property into your name and arrange for it to be registered at the Land Registry.
buy to let and Landlord & Tenant
