Selling your home

If we have prepared the HIP, we will supply a copy to the buyer's solicitors (or alternatively obtain a copy of the HIP from your agent). We will prepare a Contract that provides full details of the transaction including the parties, the property and the price. We will ask you to complete a Property Information Form and Fittings and Contents List and obtain any additional information to ensure that the transaction proceeds smoothly. When both parties are ready to proceed, contracts will be exchanged and a completion date agreed. We will arrange for your mortgage (if any) to be paid off and to settle the estate agents account. We will then account to you for the balance on the day of completion.

Buying your home

Once your offer to buy a property has been accepted we will examine a copy of the HIP and the Contract papers. There may be additional searches that are required, for example an Environmental or Mining Search. We may also wish to raise further enquiries. Once we have a mortgage offer (if necessary) and are satisfied with all the information provided we will advise you to proceed to exchange of contracts and completion. We will prepare the necessary documentation to transfer the property into your name and arrange for it to be registered at the Land Registry.
